WHY ARE THE RATES BASED ON 1-4 PERSONS WHEN THE CABIN SLEEPS MORE?
Most of our rental cabins, both Blue Ridge and Ellijay cabin rentals, located in the North Georgia Mountains sleep up to 8-10 persons, however, the majority of our rentals are booked for 1-4 guests. If we based the rental fee on the highest number a cabin will sleep, we would be unfairly overcharging every party with less than the maximum number of guests. Therefore, we charge an additional $10.00 per person per night fee for each additional guest over the limit of 4.
ARE THERE ADDITIONAL FEES?
Additional fees that will be added to the cabin rental fee include 10% sales tax and lodging fee for Fannin County and 12% sales tax and lodging tax for Gilmer County. The cabins located in North Georgia, Fannin County are Riverwatch on the Toccoa and the Bear Tracs. The cabins located in Gilmer County are Whitewater Lodge and Creel Lodge.
A trash removal fee of $10.00 will be added as well as a cleaning fee.
Cleaning fees are based on the amount of work that must be done to clean the cabin and hot tub after your departure. The amount of the cleaning fee will be determined based upon the cabin (please refer to the cleaning schedule located in the
Rental Policy and Agreement) selected and the number of guests in your party.
PLEASE NOTE: If you book for 4 guests the cleaning fee will be based on only 2 beds being used (1-4) occupancy rate.
However, if you use 4 beds the cleaning fee will be based on the (5-8) occupancy rate. The 1-4 person occupancy allows for 4 loads of laundry, 5-8 person occupancy allows for 5-7 loads of laundry. If additional cleaning is needed due to the condition of the cabin, it will be deducted from the security deposit.
IS THERE A SECURITY DEPOSIT?
All of our North Georgia cabin rentals in the North Georgia Mountains require a security deposit. Therefore a $300.00 Security deposit will be secured on the credit card for any damages incurred during the duration of the rental and/or additional cleaning fees. The security deposit will be removed from the card once the cabin has been cleaned and inspected and there is no damage or additional fees owed. We reserve the right to keep all or part of your security deposit for any damages to the property or failure to leave the cabin in a neat and orderly condition. (See CHECK OUT PROCEDURES). REMEMBER if it isn't broken or damaged prior to your arrival, but is after your departure, Guest(s) will be held responsible for the repair or replacement. If you choose to pay for the rental by check we still require a credit card number for the security deposit.
Please note: Our rental cabins in Blue Ridge and Ellijay Georgia are privately owned and have been beautifully furnished and equipped for your benefit and enjoyment. It is our mission to keep the cabins in the same condition as when they were entrusted in our care and so we ask that you treat the cabin with respect.
THESE ARE NOT PARTY CABINS. Guests shall not disturb or offend any neighbors, discharge any firearms or use any fireworks of any kind in accordance with the State of Georgia, Fannin and Gilmer County Laws. No one under the age of 25 will be permitted to enter into a rental agreement and must be part of the rental party. In order to preserve the beauty and peaceful surroundings, we reserve the right to refuse service or terminate rentals for drunken, loud, or unruly behavior.
IS THE HOT TUB SAFE TO USE?
It is our policy to drain, sanitize and refill the hot tub between guests. We chemically treat the water at this time and to maintain water purity, additional chemicals (and directions) will be provided for use during your stay.

All of our North Georgia cabin rentals are individually owned, so each offers a different amenities package. Please refer to each cabin's information page find on our website at North Georgia Cabin Rentals (www.rentgeorgiacabins.com) for specific details. Each cabin is provided with the following:

HOW DO WE GET THERE?
DRIVING TO THE CABIN
Most of the cabins here in the North Georgia Mountains are located on narrow gravel roads. Though some driveways are a bit steep, you should not need a special vehicle (4x4) but we do recommend that you do not drive a sports car or other low sitting vehicle. All are motorcycle accessible (if you don't mind a little gravel on the bike). If you plan on towing a trailer, please check with us first for accessibility.
Some gravel roads are quite narrow (1 lane) and thus country travel etiquette is needed. If you are headed up hill and another vehicle approaches heading down hill, you must back up until you locate a spot in which you can pull over. If you are headed down hill and another vehicle approaches, they should back up allowing you to pass. When 2 vehicles encounter each other on a straight-away then whoever passed a pull over spot should extend courtesy and back up to that spot.

DO WE NEED TO BRING OUR OWN LINENS?
Bed linens, towels, spa towels, sofa throws are provided in all of our rental cabins. Our kitchens are fully equipped so all you will need to bring are personal items (toiletries) and the food you wish to eat.
**Please remember to bring your own towels if you will be visiting the river or lake. (The cabin owner's belongings may not be removed from the property.)
***We also suggest bringing any specialty items that you feel the cabin rental may not have; i.e. hair dryer, extra-large cooking pots, cast iron skillet, etc.
IS THERE CELL PHONE SERVICE?
Most of the cabins in our North Georgia Mountains will allow you to use VERIZON or CINGULAR service. Long distance calling is blocked from the cabin phones, although you can reach management on the 800-893-3609 phone number.
NEXTEL stops working about 45 minutes south of Blue Ridge. It will not pick up anywhere in this area.
WILL WE SEE A BEAR?
Many of our cabin rental customers have had the excitement and fun of spotting bear, deer, raccoon and other wildlife from their cabin window. Below is a list of some of the wildlife to be found in the North Georgia area.

We are unable to warrant your safety or protection from these critters and urge you to use a “heads-up” attitude when walking in wooded and grassy areas.
The North Georgia Mountains are also populated with farm and agriculture acreage used for farming and raising livestock. Such farming may produce odors due to fertilizers, pesticides, herbicides and fungicides.
ARE THERE BUGS?
PEST CONTROL
Although the cabins receive quarterly pest control treatment, the cabins are located in the woods, so you will very likely see pests at different times around the property.
Winter is ladybug season in the North Georgia Mountains and they swarm generally to the south side of properties. Everything possible will be done to reduce the ladybug population in and around the property however, during your winter stay you will most likely see ladybugs in or around the cabin. Most of them will be dormant and can be swept or vacuumed.
WHERE CAN WE SHOP FOR FOOD?
GROCERY STORES
Blue Ridge has both an Ingles and Food Lion grocery store where you should be able to find anything you need other than "specialty" items. Both stores sell beer & wine (Mon-Sat). Ellijay has a Super Wal-Mart 2 miles south of town and a super Ingles as well as a Food Lion.

ALCOHOL
Fannin County has passed an ordinance allowing some of our restaurants to serve beer and wine. You may also purchase your own beverages in our local grocery stores (Mon-Sat.) Some of the restaurants now serving are the Toccoa Riverside Restaurant located on Aska Road and the Cucina Rustica Italian Restaurant located off Hwy 515 at Forge Mill Crossing.
Gilmer County has no restrictions on the sale and serving of alcoholic beverages.
DO WE NEED TO BRING OUR OWN FIREWOOD?
It wouldn't be the North Georgia Mountains without a fireplace. With fireplaces in all the cabins you will find some are wood burning and some are gas logs. Wood is provided for the wood burning fireplaces, however, please be careful to pull wood only from the pile designated “INSIDE ONLY” wood. DO NOT burn wood that is designated for the outdoor fire pit in the inside fireplace. Conversely, please do not burn the INSIDE ONLY wood in the outdoor fire pit. This is seasoned, hard wood and should not be wasted in the outdoor fire pit.
HOW DO WE WORK THE GAS FIREPLACES?
The pilot for the gas fireplace will be ON when you arrive at
the cabin. If it is not, please call 706-455-7150, 706-632-3609
or 706-455-0293 for instructions on how to light it.
The fire may be turned ON using the remote control. It is not
necessary to make any other adjustments.
Please limit the time the fireplace is in use to 2 hours. Longer
than that can cause depletion of oxygen in the room and be
hazardous to your health.
Upon your departure of the cabin, please do not turn the pilot off.
Please do not remove or re-arrange the logs in any way. Doing so
will interfere with the safe operation of the fireplace.
Under no circumstances should any member of the party rearrange the logs or burn anything in the gas fireplaces. (NO MARSHMELLOWS).
To do so may cause damage to the logs and may also allow poisonous carbon monoxide to leak into the cabin which could prove harmful to your party or future guests. THIS IS A SAFETY ISSUE - Any evidence of a guest tampering with the logs or burning anything other than the propane provided will result in the loss of your deposit.
Use of ALL fireplaces is prohibited between June 1 and October 1.
CAN WE USE MAPQUEST or OUR GPS DEVICE?
It would probably be better NOT to use MapQuest or Yahoo Maps to find your way to the North Georgia Mountains. Both MapQuest and Yahoo Maps seem unable to find us and will send you out of your way and get you lost on poorly marked back roads.
If you want to use MapQuest or other GPS software for the basic highway directions, you should have no problem.
Please use the specific cabin directions we provide you for the exact location of your cabin.
CAN I GET A DISCOUNT?
As a general rule, we do not discount our rental cabins. We feel our cabins and the amenities they offer are quite special and a cut above the rest. Occasionally we will offer special pricing on last minute bookings for mid-week days in January or February, or in the case of a last minute cancellation at other times during the year.
We work hard to keep our rates as competitive as possible throughout the year so we do not offer ongoing specials. We do realize that many of our competitors offer ongoing specials (some even during high seasons). We can not match their rates. We can only say you get what you pay for.
CAN WE COME EARLY AND/OR LEAVE LATE?
Check-in is at 3:00 PM
Due to last minute bookings and the frequency in which clients choose to extend their stay we can not commit to allowing an early check-in. This is particularly true for those rental cabins located on our trout fishing streams.
Please feel free to check with us on the day of your arrival and we will be happy to accommodate you if the cabin is ready.
Check-out is at 10:00 AM
It is our mission to provide the cleanest cabins possible so that you will become our guest for life. This 5 hour window allows just enough time for the cabin to be cleaned and for the hot tub to be drained, sanitized and refilled between guests.
Please help our housekeeping staff meet their schedule without inconveniencing the next guests by checking out on time.
ARE THE CABINS PET FRIENDLY?
Although all of our North Georgia cabin rentals are pet friendly, we do have certain requirements that we ask our furry friends to meet. All must be current on vaccinations, been treated for fleas and toenails clipped prior to arriving at the cabin. Most of the rental cabins have hardwood floors and nail clipping will help prevent scratching the floors. Please be sure to have 2 different collars and forms of ID on your pet. There are many new and exciting scents in the North Georgia Mountains and sometimes a pet cannot resist the urge to 'follow the trail'. Unfortunately, most are unable to get back to where they started from.
Pets are not permitted on the furniture or beds and must be crated if left alone in the cabin. Please practice good hygiene and pick up after your pet. This means checking the grounds and cabin prior to your departure for any last minute 'messes'.
CAN WE SMOKE?
NO!
Smoking is not permitted inside any of the rental cabins. You may smoke on the porches, decks and grounds providing you dispose of the butts in a proper container. Please do not dispose of the butts in the yard, driveway or surrounding area. If discarded butts are found, additional fees will apply.
Please do not dispose of any smoking materials (butts, etc.) inside the cabin as the odor will linger long after you have departed.
Please use only the outdoor trash containers when disposing of smoking materials.
CHECK OUT PROCEDURES –WHAT DO WE HAVE TO DO?
CHECK OUT TIME IS 10:00 A.M.
A great deal of work must be done to prepare a cabin for guest arrival and a delay
in your departure may result in the cabin not being ready by 3:00 PM for the next incoming guests. Unless you have made arrangements with the management to depart at a later time, please be sure to depart the cabin at the scheduled time of 10:00 a.m.
These cabins are privately owned and well loved. We do not expect you to clean the cabin before you leave, but please do leave it as neat and undamaged as you would hope someone would leave yours.

Please leave clean dishes in the dishwasher. No dirty dishes should be left on the countertops or in the sink. Glass coffee carafe & filter basket may be washed in dishwasher.
- Pull comforter/quilt back on all beds that have been used so we are aware that the linens need to be laundered.
- If you slept on the sleeper sofa/futon, please strip the bedding before folding it up and place the linens in the laundry area. (Please return sleeper or futon to normal sitting position.)
- Towels, washcloths and kitchen linens (including pot holders) should be placed in the laundry area. (No wet towels on the wood floors, please.)
- Please return all game and puzzle pieces to their proper boxes and return them to their proper location.
- Please make certain that the GARBAGE IS WRAPPED AND SECURED TIGHTLY IN GARBAGE BAGS AND PLACED IN THE GARBAGE BINS PROVIDED OUTSIDE WITH THE LID SECURELY FASTENED. (The garbage service will not pick up if there is loose garbage in the cans. Failure to follow these instructions, including the placement of loose garbage into the containers, will result in an additional cleaning fee.)
- The grill and all utensils should be left clean with the gas turned off and the cover on.
- After using the hot tub, please make sure the cover is replaced securely.
- The owners prefer that their items not be moved. If you must move an art object or piece of furniture, please return it to its proper location before leaving the cabin.
- Turn thermostat for heater to 60 degrees in the winter months or the AC up to 78 degrees during summer months.
- Please lock all doors and windows. (Please do not leave our owner's items vulnerable to theft by leaving the cabin unsecured.) Return the key to the lockbox and have a safe trip home!
HOW DO WE MAKE A RESERVATION?
You may make a reservation for any of our North Georgia cabin rentals by calling our office at 800-893-3609 between the hours of 8:30 a.m. and 8:30 p.m. or by printing out the
Rental Policy and Agreement form located on the website. Complete the last 2 pages of the form and fax to 706-632-1238. Upon receipt of the rental agreement, a confirmation letter and other instructions will be emailed to you. A credit card must be provided to secure the reservation and hold the security deposit.
WHAT IF WE HAVE TO CANCEL?
CANCELLATIONS MUST BE MADE IN WRITING - E-MAIl, FAX or CERTIFIED MAIL.
(Only the guest named on the cabin rental agreement may request a cancellation.)
For reservations cancelled 30 or more days prior to arrival, the full rental deposit will be returned minus a cancellation fee of $25 or 3% of any charges already made to your card, whichever is greater. (This fee must be charged even if you cancel on the same day you book.) Cancellations made within 30 days of your booking date are not refundable. If we are able to book the cabin for the dates you were scheduled, we will be happy to make a full refund (minus the cancellation fee.
FISHING RULES AND REGULATIONS – APPLIES ONLY TO THOSE CABINS LOCATED ON MOUNTAINTOWN CREEK – WHITEWATER LODGE AND CREEL LODGE
FISHING – FLY-FISHING ONLY - The following rules and regulations applies to all cabins located on Mountaintown Creek:
This section of Mountaintown Creek is privately managed. We try very hard to maintain a good trout population, therefore it is Catch & Release Only.
Fishing is limited to Fly Rods Only with Trout Flies having Single Barbless Hooks. Spinning rods, spinning fly rods, spinning lures are prohibited.
All anglers must have a valid Georgia fishing license.
IMPORTANT: Fishing with corn, worms or other bait products is not permitted nor are Artificial Lures allowed. These bait products and barbed hooks make it impossible to release the fish without harming them. Fish caught should be handled minimally, returning them to the water as quickly and gently as possible.
The property owners along this section of Mountaintown Creek are committed to preserving and protecting the trout contained in these waters. If violations of the fishing regulations are noted by the management company or one of the adjoining property owners it will lead to forfeiture of the security deposit, the loss of all rental fees, and immediate termination of your rental!!!
